How Long Does It Take to Buy a Foreclosed Home?

Buying a foreclosed home involves a few different processes than simply buying a property directly from a seller, so it pays to be aware of the amount of time that you're going to have to wait before you can finally call the property your own.

The key is putting yourself in a position to make an as-is offer quickly, while being able to prove that you can secure the necessary funds to make the purchase. If you have to wait to secure a loan then the process takes a little longer, as you would expect from any house purchase.

Without a Loan

If you don't have a loan then your first step should be to secure one. Many banks will want to see that you have been preapproved before they will sell a foreclosed property to you, as they do not want to be in a situation where they have to repossess the house again a couple of years down the line.

If you have to secure the loan after already making your interest known, you can expect to wait at least a month to get all of the required paperwork done. This means that the entire process will take somewhere in the region of two months to complete.

When Preapproved

If you approach a bank about a foreclosed property and you already have preapproval for a loan then you are in a far better position. For a start, the bank will know that they can trust you, which means they can get the relevant processes started quickly.

As such, you can expect to wait about 3-4 weeks from your as-is offer to the closing of the deal if you already have pre-approval for a loan in place. Closing on the property should not take very long at all once a price has been agreed.

So What About Closing?

The closing procedures on a foreclosed property are generally much quicker than they would be for a property being sold by an individual seller, as you don't have to deal with any waiting times that may arise as a result of the seller needing to stay in the property you have just bought, as it is empty and thus available for you to move into as soon as you are ready.

Furthermore, banks will also be very keener to get the house mortgaged to a new owner, which means you will often find the paperwork gets completed much more quickly. Additionally, as you are taking away any sentimentality involved in the sale you will also find that things happen a lot more smoothly.

The Final Word

As such, a general rule of thumb is that you should be able to purchase a foreclosed property in about a month, assuming that you have all of the relevant finances sorted out beforehand.

If you don't then you will need to wait for whatever time your lender requires to secure a loan, in addition to the time it takes for the deal to be processed, which usually leans towards 2-3 months.

Lemon and Cucumber Water

Make this drink in summer and stay hydrated. It has vitamins that will cleanse the stomach and boost your immune system. There are supplements in this drink that'll reduce high blood pressure, cholesterol, and to some extent, it'll reduce the risk of cancer. If you don't like to drink simple/tap water, you should change your drinking routine to lemon and cucumber water. This drink has many benefits, I am sure if you'll try it once, you will make it again and again.

Ingredients

One medium size cucumber

12 to 20 mint leaves

2 to 3 Lemons

Directions

Before making this drink, clean all the ingredients by gently rubbing them under tap water.

Starting making the drink by peeling the cucumber's skin thoroughly. Cut the cucumber into three big pieces and takeout all the seeds from them. When you are done, slice those three big pieces into much smaller pieces. If you slice them, they will easy dissolve in water, along with other ingredients.

Take mint leaves and cut them in half. Cutting will enhance flavor, and they'll easily mix with other ingredients.

Slice lemons into thin pieces and set them aside.

Take a jug and add 2 quarter of water in it. Put the sliced cucumber in the jug and mix gently for a minute. If you want, you can leave the jug in a refrigerator for an hour. This process will dissolve cucumber supplements in water.

Add mint leaves, lemon slices, and mix for a minutes. Put ice cubes in this drink and serve as you want to.

Extra ingredients and Information

There are some ingredients you can add in this drink. In the end if you don't like the taste, you can add strawberries and pineapple to change the flavor. You can also use orange instead of lemon, but for better taste I personally recommend use of lemon. You have the option to add your favorite ingredients beside strawberries and pineapple.

Note: If you leave this drink for 2-3 hours in the refrigerator, this drink will have much better flavor as compare to drinking instantly. Leaving it will allow supplements to dissolve in water, which in return will give a much stronger taste.

My Experience

When I feel like I have had too much artificial drinks and junk food in past weeks, I change my routine to cucumber water and similar drinks. I usually add healthy food in my diet, along with a little bit of exercise to live a healthy life.

Property development can only be successful if you get your metrics right!

What does this mean? If you intend to become a property developer or you are looking for a site to develop, before you need to know what you are looking for, you need to know why you are looking for it.

What this means is that you must establish if there is demand for a certain property product; once you know that there is demand you can then start looking for the appropriate site to develop to satisfy that demand. This is called research.

There is no use developing a property that nobody wants; whether that is because it is in the wrong location or if it is the wrong product for that area.

The majority of people understand residential property so I will use that as the example. If you want to develop apartments you must establish where there is a demand for that product. Don't simply say "I want to develop apartments in my suburb" as this may get you into real trouble.
